Parakeet Communities is aggressively seeking opportunities to acquire Manufactured Housing Communities and RV Parks with between 50 and 500+ lots and up to and above $100M+ in value. Our geographic focus is major markets in Florida, Alabama, Georgia, South/North Carolina, Tennessee, Virginia, Maryland, Massachusetts, Pennsylvania, and Ohio. That said, we will opportunistically look at any transaction East of the Mississippi.

We have built a reputation for our clear and transparent communication, fairness, speed, execution and ability to close transactions. We provide quick feedback and make sure all parties of a transaction are in close communication throughout the entire deal process and we do not have a reputation for re-trading deals – we pride ourselves on our ability to price transactions at values we feel comfortable closing from the start, even if we have limited information on a property. Our track record, depth of capital, and relationships gives us an advantage to provide any seller with attractive terms and a reasonable closing timeframe. We view all brokers, sellers, and acquisition consultants as partners of Parakeet Communities, and strive to form long-term relationships that can drive consistent repeat business. We believe in proper incentives and alignment, which is why we believe in offering generous incentives to those that help us source deals. Below is just an example of the types of incentives we offer.

BUY-SIDE COMMISSIONS

We are completely fine paying broker fees to those that bring us deals so that the seller does not have to incur this expense. As a matter of fact, we prefer it. We want to create a great working relationship with our partners that can lead to repeat business.

1% BONUS

We offer our partners up to a 1% bonus in addition to any seller-paid commissions.

PARK-OWNED HOMES

We prefer tenant-owned homes but will evaluate communities with a high park-owned home count

HYBRID MH/RV COMMUNITIES

We like hybrid communities and have experience acquiring complex assets

FINANCING

We close the majority of our transactions in cash

TYPICAL DEAL TIMELINE

Closing 90 days after a contract is signed, but we have the flexibility to move much faster in certain scenarios if necessary
